A home is a big dream. So, before you make it your address, make sure you know what youโre investing in.
Buying a home is easy when you imagine the rooms, the morning walks, the celebrations that forecomes and all the memories you will create there. But behind that excitement is an important question: Can I trust the project I am investing in?

What is RERA and why is it important?
You might have heard of the term or may have seen it coinciding with the RERA Registration numbers mentioned above or in corners of certain advertisements. RERA, or the Real Estate (Regulation and Development) Act, 2016, was introduced by the Government of India to make the real estate sector more transparent and accountable. It aims to protect homebuyers by bringing greater clarity to property transactions and ensuring that developers follow defined rules and regulations.

Before you book your dream home, you want to know the facts, not just hear promises. With RERA, buyers can check important details about a registered project, including its plans, approvals, developer information and expected timelines through the state RERA website.
In simple words, you get a clearer picture before you make a big decision.
More Transpirancy, Fewer Surprises
A home purchase should come with excitement, not unnecessary hurdles. When you plan to invest in a property, you need a seamless process from booking to shifting. But what more you need is the clarity from the builders, is the land pre-approved? Is the transaction verified? What is the construction update? And a plethora of legal formalities.
RERA brings greater clarity to things such as the projectโs plans, timelines and commitments made to buyers. This helps you understand what has been promised and what you are paying for.
Your Investment Gets Better Protection
RERA also sets rules for how money collected from homebuyers is used for a project. A specified share of the funds collected has to be kept in a separate account for that project.
This creates greater financial discipline and helps ensure that the money is used for the purpose for which it was collected.

RERA Benefits for Home Buyers
Financial & Transparency Protections
- Escrow account Rules: Developers must deposit 70% of the project funds into a separate bank account. This money can only be used in the construction and land costs, preventing builders from diverting money to other projects.
- Standardized carpet Area: Builders must sell the properties as per the carpet area i.e. the total and actual usable floor space inside the walls. Charging you for the super build-up area is illegal as it includes lifts, stairs and lobbies.
- Advance payment Cap: A developer cannot take more than 10% of the property’s cost as an advance application fee before signing a formal agreement for sale.
- Complete project disclosure: The developer must publish all project details on the state’s RERA website. This includes approved building plans, layout plans, statutory approvals and the names of architects & contracts.ย
Delivery & Quality Guaranteesย
- Strict Penalty for delays: If a builder delays the project in any manner, they are bound to pay interest equal to the State Bank of India’s highest marginal cost of funds lending rate (MCLR) plus 2% until the property is handed over.
- 5-year Structural Warranty: The developer or builder is responsible for fixing any structural defects or quality issues that appear within 5 years of handing over possession, at no extra cost to you.
- Clear Property Title: If by chance you suffer financial loss due to a defective land (eg:- If someone else owns the parcel of land on which the construction is done) the developer must compensate you completely.
Grievance & Legal Rights
- Fast-track dispute Resolution: Every state has a dedicated RERA Authority and Appellate Tribunal to hear buyer complaints. Disputes are required to be settled within 60 days of the grievance being flagged.
- Right to information: You have the legal right to receive stage-wise construction updates, schedule of completion and information regarding common civic amenities.
- Right to withdraw: The Buyer or investor has the right to withdraw if the builder alters the project plans or delays delivery, you have the right to withdraw from the project and claim a full refund of your money along with interest.
